Since most appraisers use our formfilling software, you've probably seen e-mails like the one above when an appraiser delivers their UAD appraisal reports to you.  When you see this message, your appraisers are using DataCourier, a service of Mercury Network.

DataCourier is a free service that any appraiser can use (regardless of the formfilling software they use) to deliver their reports to lenders and AMCs.  It's more secure than unencrypted e-mail, better protects borrower information as required by the Gramm-Leach-Bliley Act (GLBA), and provides more reliable delivery since large PDFs are often blocked from mail servers.

Coming Soon!  In the coming weeks, as more and more appraisers choose to deliver their reports via DataCourier, we're adding several features to DataCourier that will make your job much easier.   Here's a quick preview of what's coming:

• FREE UCDP submission.  Many companies are charging a transaction fee for every submission you make to UCDP, but not us.  Transmit as many XML files as you want through DataCourier for free.  Note that if your appraiser does not provide the XML, you'll still incur the PDF translation fees levied by UCDP.  But there are still no fees to use DataCourier to transmit your PDF.
• UAD compliance check before UCDP submission.  DataCourier will check your XML file to verify UAD compliance, and even provide a detailed report of any errors and their severity so you can get changes from the appraiser before submission, saving you serious time and preventing closing delays.
• Manage all reports from one dashboard.  You'll continue to receive many appraisals via DataCourier, and every report will be accessible through one dashboard.  You can also upload other appraisals you've received in other ways, so all your files are in one spot.  See UCDP status, request revisions from the appraiser, and have an at-a-glance view of your pipeline.
• Securely send to your borrowers.  Send reports to your borrower through secure, GLBA-compliant DataCourier.  Remember, using unencrypted e-mail to send an appraisal is a violation of GLBA, and each violation carries a fine of $10,000.  It's just not worth the risk when there are alternatives.  (See white paper here.)
